Our Inspection Process

Using the latest tools and technology we will thoroughly inspect your home inside and out, from the foundation to the roof and everything in between.  A complete inspection by Top Tier provides you with an unbiased and objective evaluation of your homes condition.  Our certified and professional inspectors will not only point out the major and minor flaws in the home, but we will provide you with suggestions on how to improve or fix any current issues.

Scope of Inspection

Licensed and Certified in the state of Arizona, we follow the Arizona Standards of Practice which requires us to inspect and report on all the following, but not limited to:
 
–       Property Description
–       Roof Condition
–       Skylights, chimneys and other roof penetrations
–       Garage Door and Opener
–       All Gates, Fences, and bordering Walls
–       Grounds and Drainage
–       Gutters and downspouts
–       Structure, Attic, and Crawl Spaces
–       Exterior Walls, Fascia, and Trim
–       Electrical Systems and Fixtures
–       Electrical Panel and Fuses
–       Grounding and Bonding
–       GFCI's and AFCI's
–       Presence of Smoke Detectors
–       Plumbing Systems, Fixtures and Water Heaters
–       Built-In Appliances
–       Interiors (Doors, Windows, Walls, Fireplaces Etc.)
–       Steps and Handrails
–       Insulation and Ventilation
–       Air Conditioning and Heating Systems
–       Decks and Porches
–       Environmental Issues

Pool & Spa Inspection

Like major home repairs, pool and spa repairs can turn out to be very expensive and time consuming.  Top Tier will visually inspect & evaluate the overall condition of the pool and its components. Everything from  the pump and cleaning system to the interior finish materials and safety features.  Additional items covered in the pool and spa inspection are:
–        Interior Finish Materials
–        Decks, Steps, and Coping
–        Pumps, motors, skimmer, filter, drains, heaters
–        Safety controls, gauges, visible piping and valves
–        Cleaning Systems
–        Water supply system (No Cross Connection)
–        External bonding throughout
–        Underwater lighting, GFCI, any conduit
–        Visible electrical components
–        Diving boards, handrails and ladders
–        The presence or absence of child safety barriers

Our Reporting Process

Although our final reports give detailed explanations of all our findings with many high resolution digital pictures, we encourage you to accompany your inspector throughout the inspection so you can gain a better understanding of the home in its entirety.  This will also provide you with an opportunity to ask your inspector any and all questions you might have throughout the process.  After the inspection, there will also be an in-person review which will cover all the findings and discoveries.  Later that evening, you will receive an easy to understand, narrative style report, explaining all findings and discoveries. All reports include multiple pictures of all issues as well as a summary report.
