Buyer's Home Inspection

Even though the home buying experience can be very exciting, it is important to make sure you are fully informed about the home you are purchasing to ensure the safety and happiness of you and your family.  Getting a simple home inspection provides the opportunity to review and evaluate every aspect of the home, from the condition of the HVAC system and roof to the condition of the cabinets and doors.  A Buyer's Home Inspection provides you with the opportunity to learn about any issues or problems the home might have before purchasing and moving in.  Covering all your bases and evaluating the home in its entirety will not only save you money in the long run but will provide you with peace of mind moving forward.

Advantages to a Buyer's Home Inspection:

–        Uncover any major or minor issues the home might have

–        Provides leverage to get the seller to pay for repairs

–        Provides leverage for negotiating the final cost of the home

–        Provides information regarding possible expenses in the future

–        Delivers confidence for home buyers

Seller's Pre-Listing Inspection

Are you looking to sell your home?  A Pre-Listing Inspection provides you an opportunity to find and fix any issues or defects the home might have before prospective buyers view the property.  In doing so, you give yourself ample time to obtain fair and reasonable repair estimates, justify your asking price and avoid any last-minute negotiations with buyers.

Advantages to getting a Pre-Listing Inspection:

–        Find and fix any problems that could derail a future sale

–        Increase the value of your home

–        A seller inspection permits a clean home inspection report to be used as a marketing tool

–        Limit final negotiations with future buyers

–        Speed up the closing process

–        Provides knowledge regarding repairs needed before listing

–        Provides the seller comfort entering the selling process

–        The report provides a third-party, unbiased opinion to offer to potential buyers

–        The seller can schedule the inspection at their convenience

Limited 4-Point Inspection

Along with some sellers and current home owners, many insurance companies request a limited 4-point inspection for new home owner policies or renewal policies.  If you are concerned about the major components of your home and don't want a full home inspection, getting a Limited Inspection is always an option. This inspection provides a detailed review and analysis of the 4 vital components and systems of the home:

–        Roof

–        HVAC System

–        Plumbing

–        Electrical System

The inspection report will include detailed descriptions of the condition and performance of the systems and components listed above.  The report will include recommendations along with pictures of the systems and components.  Other Limited Inspection options are available upon request.

Annual Home Maintenance Inspection

Dealing with major home repairs and expenses can be very difficult and stressful, especially as a new home owner.  As time goes on, your home will develop minor issues such as leaks, deterioration, and break downs that can become major problems over time.  Regular home maintenance and routine home repairs can help avoid unexpected and expensive home repairs.

Many expensive problems arise in places the home owner does not regularly view.  For example, a minor roof leak may not be visible on the ceiling but visible in the attic.  Most home owners do not want to walk through the attic on a regular basis.  Because a minor roof leak is fairly inexpensive to repair but can turn into a very expensive ordeal if undetected, inspecting hard to reach places like the attic is very important.  Additionally, living in Arizona we all know the importance of a reliable and efficient HVAC system.  Many HVAC units in Arizona are located on the roof of the home making it difficult for the home owner to regularly inspect.  Having your HVAC system annually inspected can ensure a cool home during hot summer days and can prevent sudden break downs or issues.

By finding and addressing minor issues quickly, you can avoid major damage and expenses down the road.  For most families, your home is the largest investment you have, protect it and take care of.

New Construction Inspection

After a new home is built we will come in and inspect the entire property to ensure the work was done properly and in accordance to the contract and specifications agreed upon by the buyer.  We will help you construct a punch list of modifications or deficiencies to provide the contractor before final issue of payment.
